Case study – Andrew’s experience with the Let Zero service

The Let Zero service is designed to help landlords and tenants in the private rented sector to navigate the process of making energy efficiency upgrades to their homes. We spoke to one such landlord to find out more about his experience of the retrofit process, how Let Zero helped turn an initial interest into real life home improvement projects.  

Andrew is a landlord in South Yorkshire with a number of privately rented properties: “I think it all came about because of my own house. I had a lot of trouble with condensation, and it was just a cold house, and so I made some improvements. And as part of that, I started thinking, well I’ve got tenants and what’s life like for them?”

Andrew had an interest in what could be done to upgrade his properties, what measures would be best to put in place and what would be the overall impact. At this point he came across the Let Zero service, through a flyer sent out by the local council. This led him to attend a Let Zero drop-in cafe, where he met one of our retrofit experts and made an appointment for a retrofit assessment with Lewis, one of our qualified retrofit experts.

“Lewis came and did a proper half a day, full assessment, and it was conducted in a way which was easy for everyone to understand, including the tenant. The report came back within a couple of weeks and gave me a really good insight into the sort of options I had, what was right for each property, and the cost implications, which were a key thing for me. The retrofit assessment has helped me to make an informed decision, and this week I’m going ahead with some solid wall insulation.”

Other completed work on tenant properties have seen houses become much warmer, and gas bills have halved. “You’re going to actually get a tenant that’s healthier and happier, a lot warmer, and wants to stay in the house. The last thing you want is having tenancies every six months.

“Also with coming legislation, we know that in the next few years we’re going to have to get these houses up to scratch if they’re not already, and it’s better to get ahead of that.”

Andrew’s experience embodies the aims of the Let Zero project, demonstrating how making simple upgrades to rental homes can have benefits for both landlords and tenants.

“That tenant is a lot happier, and I don’t get problems with condensation affecting the condition of the house, so it’s just been a win-win.”
